Rental Eligibility Criteria

  1. Applicants must be at least eighteen (18) years of age. Each proposed occupant over the age of eighteen (18) must complete a rental application.
  2. All proposed occupants over the age of eighteen (18) must have valid, government issued photo identification. All proposed occupants must also provide a valid social security number.
  3. A non-refundable application fee is required at the time of application. The application fee is $75 per application form. All adult applicants must each complete a separate form.
  4. If the application is denied, the application fee is forfeited. Once submitted, the application may not be withdrawn. Applicants must read the application carefully before signing it to be sure all terms and conditions are understood.
  5. Each individual applicant, if unmarried, must be able to “stand on their own” for the rent payments. Such applicant must have a take home income of at least three times the rent. Child support payments and alimony are generally not considered guaranteed income. Social security and disability payments are considered guaranteed income. All sources of income must be verifiable.
  6. Self employed applicants may be required to produce 2 years of tax returns or 1099s or bank statements to document income.
  7. Occupancy is generally limited to two (2) persons per bedroom not including children under six (6) months old and sleeps in the same bedroom with the child’s parent, guardian or legal custodian. The number of occupants must be in compliance with HUD standards/guidelines.
  8. Applications are evaluated based upon rental history, work history, income, credit record and other factors. Reports will be obtained from third parties including, but not limited to, governmental criminal records, at least one major credit reporting agency, prior landlords, and employers.
  9. Based upon an evaluation of an application, an applicant may be approved subject to the collection of an additional deposit. If an additional deposit is required, it will be in addition to the standard deposit and pet deposit (if applicable). The additional deposit will be applied to charges or refunded in the same manner as other deposits required under the lease.
  10. As a general rule, an applicant that has been convicted of a 1st Degree, 2nd Degree, Life, or Capital Felony, or any crime involving the sale or possession of controlled substances, within 10 years preceding the date of application within the last 10 years will be denied. We abide by the HUD General Counsel Guidance published April 4, 2016.
  11. Up to 2 animals under (50) pounds each are allowed per apartment, subject to the payment of a non-refundable animal deposit per pet. Not all properties and owners allow pets, please check the listing to make sure.
  12. Once an application is approved, Security Deposit must be paid and all lease documentation must be executed within three (3) days of approval notification. Failure to sign all lease documents within three (3) days of approval means that the apartment will be placed back on the rental market.
